Most buyers are under the mistaken belief that the services of a real estate agent are cost free to the buyer.  The reality however is that the vendor is forced to inflate their selling price to make up for the commission.  The commission is then indirectly passed on to you, the buyer, partially or in full, in the form of a higher price. So the old adage rings true..."there is no such thing as a free lunch.".

Much more convenient

Dealing directly with the vendor can often be much less frustrating and confusing. Would you rather learn about a house from someone who owns and has lived there, maybe even designed and built it, or from someone who has quite possibly never seen the house before? Remember, the listing agent often isn't the selling agent. Furthermore, once you decide upon a house, you and the vendor can negotiate directly, rather than going back and forth through a middleman who may have their own agenda, and can delay or sometimes even loose you the deal. Most  offers go to the listing agent who then presents the offer to the vendor, then back to the selling agent etc etc. It's all a bit of a circus...

The only two parties who should be of concern in a real estate transaction are the buyer and seller. Many of the complications involved in a transaction are in relation to the interest of the middleman. These interests can often be in conflict with those of the deserving parties. The “middleman” sometimes has an interest in getting you into a home as quick as possible. When you shop on the open market, you retain the ultimate control. IT'S EASY! The number one real estate myth propagated by agents is that it is complicated. On the contrary, the solicitor handles the most complicated part of a real estate transaction. Your solicitor is involved and PAID a fee by you whether or not you use a real estate agent.

We are all pressed for time these days. So doing things in a way that is more time efficient is always welcome. When you buy privately you deal directly with the home owner rather than through a third party. Communication is more direct, faster, and to the point and arrangements such as inspection times can be coordinated much more easily with only two parties involved. You will get more accomplished in a shorter length of time which means you can be in your home sooner.

Easier and safer

Some people think that purchasing a property from anyone other than a real estate agent is difficult.  This myth is far from reality.  Purchasing from a "For Sale By Owner" is in fact simple. Buyer & Seller talk directly about their needs and concerns, with no "middle person" concerned with his or her cut of the deal, potentially muddying the waters. The negotiated deal is drafted into our offer sheet (no signing at this stage) and forwarded to both your and the vendors solicitor who then draw up the contract. Then, and only then, do both parties sign the contract in the safe knowledge that the agreement has been prepared professionally. There is no signing of contracts under pressure and without legal representation or advice. This is by far the safest and most prudent method to handle the legal processes of a property transaction. And the costs are usually identical to the ones involving a real estate agent. This way both the vendor and you can rest easy in the safe knowledge that the legal aspects of the transaction are addressed and protected from the start.
